North Mecklenburg and Mooresville/South Iredell: Areas in Transition

The North Mecklenburg and South Iredell areas have changed dramatically in the 1990s. Between the push for growth to the north of Charlotte and the development of Lake Norman area, North Mecklenburg and South Iredell have increased in population with the attendant increases in residential and commercial development. According to the Charlotte-Mecklenburg Planning Commission, the population in North Mecklenburg has increased more than 52 percent since 1990. According to the Centralina Council of Governments, the population of South Iredell has increased approximately 34 percent since 1990. Each of the areas also has new subdivisions, growing schools, new retail developments and an increase in the diversity of the population with new residents to the area, especially an influx of Hispanics. According to a recent Huntersville census, there are 865 Hispanics in Huntersville compared to 8 in 1990. Much of the development in North Mecklenburg and South Iredell has centered around Lake Norman. Development of this tremendously popular amenity has resulted in higher income levels for many residents and a dramatic increase in the prices of housing. While many of these changes are positive and have led to economic prosperity for a portion of the population, there are still communities in North Mecklenburg and South Iredell that are more likely to have concentrations of lower-income residents. These communities are scattered around the area and are located in all the towns-Comelius, Davidson, Huntersville and Mooresville. The community development efforts of the Lake Norman YMCA, along with the towns and other service groups, will provide outreach to these communities in order to positively impact the quality of life of the residents.
